Project Overview:

A highly technical, large-scale civil engineering and groundworks project delivered for a landmark residential scheme. Kingsheath Construction secured the £8 million contract to deliver the complete groundworks package for the new development situated at Grovehurst Farm in Sittingbourne. Operating as the Principal Contractor, our team takes full responsibility for the overall health, safety, and operational management of the site.

This complex project requires a massive scope of civil engineering services. From navigating severe high-risk utility constraints and executing deep earthworks to constructing advanced surface water pumping stations and complex off-site drainage connections, we are establishing the vital physical foundations for this thriving new community.

Acting as Principal Contractor and Strategic Site Mobilisation

Taking on the role of Principal Contractor for an £8 million development requires absolute logistical control and an unwavering commitment to site safety. Our team takes complete responsibility for planning, managing, and monitoring every single phase of the enabling works, substructures, and massive infrastructure installation.

We understand that the success of any large-scale housing development relies entirely on the quality and efficiency of the initial groundworks phase. A project of this magnitude requires a highly organised operational hub to support the daily activities of a large construction workforce. Commencing in January 2025, we executed a rigorous site mobilisation programme to establish a safe, compliant, and highly efficient working environment from the very first day.

Site logistics play a critical role in keeping a development of this size strictly on track. We set up all necessary site facilities and welfare units. To manage the high volume of construction traffic safely, we managed strict traffic management protocols and designated delivery zones. A major component of this initial phase was the immediate installation of a robust haul road. Constructing a heavy-duty haul road early in the programme ensures that articulated dump trucks and heavy plant machinery can navigate the site safely, regardless of harsh winter weather conditions, while keeping mud and debris completely off the local public highways in Sittingbourne.

Navigating Complex High-Risk Utilities and Safety Zones

Safety remains our primary focus before a single piece of heavy machinery breaks ground. The Grovehurst Farm site presented extreme, high-risk challenges regarding existing live utilities running directly through the development footprint. Handling these constraints required exceptional technical competence and strict adherence to statutory safety regulations.

Locating HV and LV Electric Mains

Our team deployed specialist utility mapping equipment and safe, non-destructive excavation techniques to accurately locate the precise routes of both High Voltage (HV) and Low Voltage (LV) electric mains. Prior to any bulk earthworks commencing, we established strict, highly visible exclusion zones around these critical assets. We implemented robust no-dig protocols and comprehensively briefed all site operatives on the exact safety measures required when operating near these electric mains. This proactive approach guarantees the safety of our workforce, protects the local Sittingbourne power supply, and prevents costly delays to the overall build programme.

Implementing GS6 Exclusion Zones

Because construction sites feature heavy machinery with extending booms, such as excavators and cranes, overhead powerlines present a lethal hazard. To mitigate this risk, we installed strict GS6 exclusion zones across the site. GS6 is the Health and Safety Executive (HSE) guidance for avoiding danger from overhead power lines. We erected physical goalposts, warning signage, and restricted access routes to ensure no plant machinery could accidentally breach the safe clearance distances, ensuring absolute compliance with national safety standards.

Intermediate Pressure (IP) Gas Main Protection

Alongside the electrical hazards, the site features an Intermediate Pressure (IP) gas main. Striking a gas main of this pressure carries catastrophic consequences. To manage this severe risk, we installed dedicated IP gas main exclusion zone fencing along the entire route of the pipeway. This robust physical barrier prevents any unauthorised machinery from entering the blast radius and strictly controls where and how our groundworkers operate near the asset. By securing these three major utility constraints flawlessly, we demonstrated our immense capability to manage high-risk civil engineering environments safely.

Extensive Earthworks and Pile Mat Installation

The earthworks phase at Grovehurst Farm represents a monumental logistical operation. Before structural work begins on the residential plots, we must prepare the raw land to exact architectural specifications.

Our team manages large-scale cut and fill operations, moving and redistributing thousands of cubic metres of soil across the site to achieve the precise design levels required. Executing an earthworks programme on this scale requires an extensive fleet of heavy excavators and articulated dump trucks working in perfect synchronisation. We meticulously manage site stockpiles to ensure maximum material reuse during the later landscaping phases. This intelligent soil management dramatically reduces waste generation and minimises the carbon footprint of the entire development.

Because specific areas of the site require deep foundational support, we must prepare the ground for specialist piling contractors. Our team manages the precise installation of heavy-duty pile mats. These engineered granular platforms are absolutely essential for safety. They provide a highly stable, load-bearing surface that allows massive piling rigs to track across the site and operate safely without any risk of sinking or overturning. We strictly control the quality and compaction of these pile mats to ensure the subsequent structural works can proceed efficiently.

Delivering Solid Sub-Structure Works

Creating a solid, immovable foundation forms the most critical element of any residential build. Once the ground is fully prepared and any necessary piling operations are complete, our teams move immediately into the sub-structure works.

We construct the necessary substructures, tying the foundations together to provide the robust structural base required for the new properties. We expertly manage the complex concrete pours, install the necessary steel reinforcements, and bring the substructures seamlessly up to the damp-proof course. By delivering highly accurate sub-structure works, we ensure the principal building contractors can begin the superstructure masonry phase without encountering any dimensional errors or delays.

Advanced Drainage and Surface Water Pumping Stations

Effective water management remains a cornerstone of modern residential development. At Grovehurst Farm, we design and install a highly sophisticated drainage network capable of handling the heavy demands of a large estate while protecting the local environment.

Our teams manage the precise deep excavation and installation of all main storm and foul drainage networks. We ensure that every individual plot will connect seamlessly to the main utility infrastructure, building the network with sufficient capacity to serve the completed estate reliably for decades.

A major technical element of this £8 million package is the construction of dedicated surface water pumping stations. Because certain areas of the site cannot rely on standard gravity drainage due to the natural topography, we must build deep, heavily engineered concrete pumping stations. These complex underground structures house powerful mechanical pumps that force surface water up and out of the lower elevations, transferring it safely to the main attenuation facilities. Constructing these deep shafts requires expert temporary works, precision concrete shuttering, and strict confined-space safety protocols.

Constructing High-Quality Roads and Off-Site Connections

Beyond the footprint of the individual homes, Kingsheath Construction delivers the vital physical networks that connect the Grovehurst Farm community to the wider Sittingbourne area.

We manage the full construction of all necessary internal road networks. Every element of the highway infrastructure is built to the exacting standards and specifications of the local highway authority. From laying the initial sub-base and installing the kerbs to applying the final macadam surfacing, we focus on delivering a high-quality finish that ensures a smooth handover for future public adoption and long-term maintenance.

Finally, we are responsible for executing a highly complex off-site foul water connection. This critical piece of civil engineering infrastructure requires our teams to work outside the boundaries of the main development. Executing deep trench excavations to connect the new estate directly to the existing regional water network requires exceptional planning, stringent traffic management, and constant liaison with the local utility providers. Our teams work diligently to install the off-site connection securely while actively minimising disruption to the local community.

This project perfectly highlights our immense capability as a trusted Principal Contractor and leading groundworks partner in Kent. We possess the specialist skills, heavy equipment, and dedicated project management expertise to deliver massive, multi-phase infrastructure works to an exceptional standard, strictly on schedule, and securely within budget.
