A massive, highly technical civil engineering and groundworks project delivered for a landmark residential scheme. Kingsheath Construction secured the £11 million contract to deliver the complete groundworks package for the new development situated at Old Ham Lane in Lenham. The overall project consists of the erection of 136 residential dwellings, together with extensive parking, access routes, complex drainage systems, landscaping, and associated community facilities.

Operating as the Principal Contractor, we take full responsibility for the overall health, safety, and operational management of the site. From safely managing high-voltage utilities and executing deep earthworks to installing a massive 2,300-metre offsite rising main along the A20, we are establishing the vital physical foundations for this thriving new community.

Acting as Principal Contractor and Site Establishment

Taking on the role of Principal Contractor for an £11 million development requires absolute logistical control and an unwavering commitment to site safety. Our team takes complete responsibility for planning, managing, and monitoring every phase of the enabling works, substructures, and massive infrastructure installation.

We understand that the success of any large-scale housing development relies entirely on the quality and efficiency of the initial groundworks phase. We set up all necessary site facilities, welfare units, and temporary infrastructure to ensure a safe, compliant, and highly efficient working environment from the very first day.

Site logistics play a critical role in keeping a development of this size on track. We manage strict traffic management protocols, designated delivery zones, and secure perimeter fencing. By establishing clear temporary access routes and secure compound areas, we ensure that the high volume of construction traffic flows safely without causing disruption to the surrounding local road network in Lenham.

High-Voltage Utility Management and Safety Protocols

Safety remains our primary focus before a single piece of heavy machinery breaks ground. The Old Ham Lane site presented a specific, high-risk challenge regarding existing underground utilities. A live High Voltage (HV) electric main runs through the development footprint.

Our team deployed specialist utility mapping equipment and safe excavation techniques to accurately locate the precise route of the HV electric main. Prior to any bulk earthworks commencing, we established a strict, highly visible exclusion zone around the asset. We implemented robust no-dig protocols and briefed all site operatives on the exact safety measures required when operating near the exclusion zone. This proactive approach guarantees the safety of our workforce, protects the local power supply, and prevents costly delays to the build programme.

Extensive Earthworks and Site Profiling

The earthworks phase at Old Ham Lane represents a monumental logistical operation. Before structural work begins on the 136 plots, we must prepare the raw land to exact architectural specifications.

Our team manages large-scale cut and fill operations, moving and redistributing thousands of cubic metres of soil across the site to achieve the precise design levels required. Executing an earthworks programme on this scale requires an extensive fleet of heavy excavators and articulated dump trucks working in perfect synchronisation. We meticulously manage site stockpiles to ensure maximum material reuse during the later landscaping phases. This intelligent soil management dramatically reduces waste generation and minimises the carbon footprint of the entire development.

Substructures, Foundations, and Specialist Piling

Creating a solid, immovable foundation forms the most critical element of any residential build. Because the Lenham site encompasses 136 diverse plots, the ground conditions require a highly engineered approach to substructure construction.

For plots where ground conditions demand deeper structural support, we execute specialist piling operations. Our team manages the precise installation of heavy-duty piling working platforms. These engineered granular mats are absolutely essential for safety, providing a stable, load-bearing surface that allows heavy piling rigs to track across the site without sinking or overturning. We provide continuous attendance and logistical support for the piling rigs throughout this complex phase.

Following the piling operations, we construct the necessary substructures, tying the foundations together to provide the robust structural base required for the new masonry. We expertly manage the concrete pours and bring the substructures up to the damp-proof course, ready for the principal building contractors to begin the superstructure phase.

Installing the 2,300m Offsite Rising Main

One of the most complex and demanding aspects of the Old Ham Lane project involves our offsite infrastructure works. We are responsible for the installation of a massive 2,300-metre offsite rising main.

This critical piece of civil engineering infrastructure routes through Old Ham Lane, Ham Lane, and along the busy A20. Executing deep trench excavations and pipe installations along active public highways requires exceptional planning, stringent traffic management, and constant liaison with the local highway authority. Our teams work diligently to install the rising main securely while actively minimising disruption to the local community and passing commuters. This major utility upgrade ensures the new development integrates seamlessly into the regional water network.

Internal Infrastructure: Roads, Sewers, and Footpaths

Beyond the individual homes, Kingsheath Construction delivers the vital physical networks that connect the Lenham community. We manage the full construction of all necessary road networks, private access routes, and pedestrian pathways for the 136 dwellings.

We construct all adoptable roads to the exacting specifications of the local highway authority, ensuring a smooth handover for future public maintenance. Alongside the adoptable highways, we construct the private road networks, footpaths, and vehicular crossovers that provide safe, reliable entry points for residents.

To service these homes, we excavate and install all domestic drainage and service trenches across the development. We coordinate closely with statutory utility providers to ensure water, gas, electricity, and telecommunications infrastructure drops perfectly into our prepared trenches.

Advanced Sustainable Drainage Systems (SuDS)

Effective water management remains a cornerstone of modern residential development. At Old Ham Lane, we design and install a highly sophisticated drainage network capable of handling the heavy demands of a large estate.

Our teams manage the precise excavation and installation of all deep drainage networks, including mains storm and foul sewers. To manage the wider site's surface water footprint, we construct large-scale attenuation basins and extensive swales. These vital, environmentally friendly features form a crucial part of the site's sustainable drainage strategy. They hold excess rainwater during severe weather events and release it slowly into the natural watercourse, preventing local flooding while enhancing the ecological value of the landscaping.
