A complex, multi-layered groundworks and infrastructure project delivered for a prominent new residential scheme. Kingsheath Construction secured the £4.2 million contract to deliver the complete groundworks package for The Fairways, a newly designed development situated in Lyminge, Kent. The site comprises 43 high-quality residential plots, including 10 designated affordable homes.

Crucially, we operate as the Principal Contractor for this site. We take full responsibility for the overall health, safety, and operational management of the construction phase. Our team handles a massive scope of civil engineering services. From initial site clearance and vegetation stripping to the final installation of hard and soft landscaping, we establish the essential foundations and infrastructure to support this new local community.

Acting as Principal Contractor

Comprehensive Site Establishment

We set up all necessary site facilities, welfare units, and temporary infrastructure to ensure a safe, compliant, and highly efficient working environment from the very first day. Executing an earthworks programme on this scale requires an extensive fleet of heavy excavators and articulated dump trucks working in perfect synchronisation. We meticulously manage the associated transportation of all materials. We segregate topsoil and subsoil carefully, managing site stockpiles to ensure maximum material reuse during the later landscaping phases. Delivering Solid Substructures

Creating a solid, immovable foundation forms the most critical element of any residential build. For the properties at The Fairways, the ground conditions allow for a highly efficient and robust foundation strategy.

Our team holds responsibility for the precise construction of traditional trench fill foundations across the 43 plots. This proven method provides a continuous, solid concrete base for the masonry walls of the new homes, ensuring exceptional long-term structural integrity. We excavate the trenches to the required depths, manage the concrete pours, and build the substructures up to the damp proof course level.

Alongside the main house foundations, we execute the complex groundworks required for the broader site architecture. We construct deep foundations to support external garden screen walls and structural retaining walls. These retaining structures allow us to safely manage varying ground levels across the site, maximising usable land and ensuring the permanent stability of the properties.

Advanced Drainage and Water Management

Effective water management remains a cornerstone of modern residential development. At The Fairways, we design and install a highly sophisticated drainage network capable of handling the demands of a modern housing estate.

Our teams manage the precise excavation and installation of all deep drainage networks, including mains storm and foul drainage systems. To manage the wider site's surface water footprint, we construct large-capacity underground attenuation tanks. These vital features form a crucial part of the site's sustainable drainage strategy. They hold excess rainwater during severe weather events and release it slowly into the natural watercourse to prevent local flooding and protect the surrounding environment.

Constructing High-Quality Highways and Access

Beyond the footprint of the individual homes, Kingsheath Construction delivers the vital physical networks that connect The Fairways community. We manage the full construction of all necessary road networks, private access routes, and pedestrian pathways.

We build every element of the highway network to exacting standards. From laying the initial sub-base to installing the kerbs and final surfacing, we focus on delivering a high-quality finish. We construct the private access roads, footpaths, and vehicular crossovers that provide safe, reliable entry points for future residents.

Furthermore, our team excavates and installs all mains service trenches and associated works across the development. We coordinate closely with statutory utility providers to ensure water, gas, electricity, and telecommunications infrastructure drops perfectly into our prepared trenches without delaying the build programme.

External Works and Final Landscaping

The final phase of our groundworks package focuses on the visual and practical finishing touches that transform a construction site into a welcoming neighbourhood.

Our external works teams deliver exceptional hard and soft landscaping across the entire development. We handle the precise installation of house paths, high-quality patios, and all associated items that expand the living space into the outdoors.
