A highly technical, large-scale groundworks and infrastructure project delivered for a major national housebuilder. Kingsheath Construction secured the £11 million contract to deliver the complete groundworks package for the Richmond Park residential development situated in Whitfield, Kent. Commencing in May 2023, this major undertaking required a massive scope of civil engineering services. From the initial complex site mobilisation and deep bulk earthworks to the intricate installation of essential roads, sewers, and specialist substructures, our team created the robust physical foundations required to support this significant new community.

We set up all necessary site facilities, welfare units, and temporary infrastructure to ensure a safe, compliant, and highly efficient working environment from day one. Proper mobilisation involves far more than just setting up cabins; it requires strategic planning of traffic management, designated delivery zones, and secure perimeter fencing to protect both the public and our site operatives. By establishing clear, well-maintained temporary access routes and secure compound areas, we ensured that the high volume of construction traffic could flow safely without causing congestion on local public highways. Bulk Earthworks and Soil Management

The earthworks phase at Richmond Park presented a significant logistical challenge that required precision engineering and careful environmental management. Our team executed a massive bulk reduced level dig, moving thousands of cubic metres of earth to prepare the site for active construction.

Executing a bulk dig on this scale requires an extensive fleet of heavy excavators and articulated dump trucks working in perfect synchronisation. We meticulously managed the associated transportation of all materials across the site. A critical component of this phase was our strategic heap and soil management programme. Instead of simply removing all excavated material from the site—which incurs heavy transportation costs and environmental impacts—we implemented a sustainable approach.

We carefully segregated topsoil and subsoil, managing site stockpiles to ensure maximum material reuse later in the landscaping and finishing phases. This meticulous approach to soil management minimises waste generation, reduces the project's carbon footprint, and provides highly engineered, level platforms ready for the upcoming residential structures.

Specialist Substructures and Foundations

Creating a solid, immovable foundation is the most critical element of any residential build. Because ground conditions can vary significantly even within a single site, the properties at Richmond Park necessitated a dual approach to substructure engineering.

Our team was responsible for the precise construction of two distinct types of foundations across the designated plots:

  • Traditional Trench Fill Foundations: For areas of the site with stable, load-bearing soil at manageable depths, we excavated and poured traditional trench fill foundations. This highly efficient method provides a continuous, solid concrete base for the masonry walls of the new homes, ensuring long-term structural integrity.
  • Continuous Flight Auger (CFA) Piled Foundations: For plots where the ground conditions were less stable or the load-bearing strata were located much deeper underground, we deployed specialist CFA piling techniques. This involved drilling deep concrete piles into the earth to bypass the weaker upper soil layers, transferring the structural load of the houses down to the secure, solid ground below. We managed the necessary working platforms and provided continuous logistical support to the piling rigs to ensure this highly technical phase was completed safely and accurately.

By utilising this tailored approach to substructures, we ensured that every single home at Richmond Park sits on a foundation specifically engineered for its unique geological footprint.

Installing Vital Roads and Sewers

Beyond the footprint of the individual homes, Kingsheath Construction delivered the vital arteries that will connect the Richmond Park community. We managed the full construction of all necessary road networks and main sewer systems.

Effective water management is a cornerstone of modern residential development. Our teams managed the precise excavation and installation of deep drainage networks, including both foul and surface water sewers. We ensured that every individual plot connects seamlessly to the main utility networks, building the infrastructure with sufficient capacity to handle the demands of the completed estate.

Alongside the underground utilities, we constructed the extensive carriageways and footpaths. Every element of the highway network was built to the exacting standards and specifications of the local highway authority.
