Project Overview:

A large-scale, highly technical groundworks and infrastructure project delivered for a major national housebuilder. Kingsheath Construction secured the £12.5 million contract to deliver the complete groundworks package for a new 150-unit residential development at The Landings in Manston. The project required a massive scope of civil engineering services, ranging from extensive 3,000-metre offsite drainage installations and complex piling operations to the construction of adoptable highways and retaining walls. We created the essential foundations and robust infrastructure required to support this significant new community.

Delivering Complex Groundworks and Major Infrastructure

Our team took full responsibility for executing all aspects of the groundworks, substructures, and infrastructure phases for this landmark residential scheme. The extensive scope of work demonstrates our capacity to manage complex engineering challenges, massive infrastructure rollouts, and strict local authority compliance standards from the ground up.

Key services delivered on this groundworks project included:

  • Specialist Substructures and Piling: Construction of both traditional trench-fill foundations and Continuous Flight Auger (CFA) piled foundations across the 150 plots. This approach provided a secure structural base tailored to the specific geological conditions of the Manston site.
  • Piling Rig Support and Platforms: Precise installation of heavy-duty working platforms to ensure safe, stable, and highly efficient operations. We provided continuous attendance and logistical support for the piling rig throughout the complex foundational phase.
  • Extensive Offsite Drainage: Successful excavation and installation of 3,000 metres of offsite drainage infrastructure. This major logistical undertaking required meticulous planning and traffic management to seamlessly integrate the new development with existing regional networks.
  • Mains Drainage and S50 Connections: Delivery of a comprehensive underground water management strategy. This included installing all mains foul and storm drainage systems, as well as executing critical Section 50 (S50) outfall connections for both foul and surface water.
  • Roads and Footpaths: Construction of all adoptable roads and footpaths, built to the exacting standards of the local highway authority for future public adoption. We also constructed the detailed private road networks within the estate to provide safe access for future residents.
  • Sustainable Water Management: Installation of high-capacity underground attenuation crates. These features form a crucial component of the site's sustainable drainage strategy, managing surface water runoff efficiently and preventing local flood risks.
  • Structural Retaining Walls: Engineering and construction of robust retaining walls across the development to safely manage varying ground levels, maximise usable land, and ensure the long-term structural stability of the properties.
