A highly technical groundworks and infrastructure project delivered for a major residential and community scheme. Kingsheath Construction secured the £3 million contract to deliver the complete groundworks package for the new development situated on Appledore Road in Tenterden. Crucially, we were appointed to act as the Principal Contractor for this site, taking full responsibility for the overall health, safety, and management of the construction phase. The project required a broad scope of civil engineering services, ranging from complex site mobilisation and significant earthworks to multi-layered statutory highway and drainage agreements. We established the essential foundations and infrastructure to support this growing community, alongside delivering key public amenities.

Delivering Complex Groundworks as Principal Contractor

Stepping into the role of Principal Contractor demands exceptional logistical control, precise resource allocation, and a steadfast commitment to site safety. Our team took full responsibility for planning, managing, and monitoring the enabling works, substructures, and infrastructure phases for this significant development. The extensive scope of work demonstrates our capacity to manage complex engineering challenges, heavy earthworks, and strict local authority compliance standards from the ground up, all while coordinating multiple moving parts across a busy active site.

Key services delivered on this groundworks project included:

  • Comprehensive Site Mobilisation and Compound Setup: Executing a complete site setup programme to establish a safe, compliant, and highly efficient working environment. A major element of this phase involved the bespoke installation of the Vistry Group construction project compound, providing a secure, fully functioning operational hub for the principal client and our site management teams before heavy machinery broke ground.
  • Strategic Earthworks: Execution of large-scale cut and fill operations across the site. We meticulously managed the redistribution of soil to achieve the required design levels, ensuring the site remained structurally stable, safe, and environmentally compliant while maximising material reuse.
  • Section 50 (S50) Off-Site Sewers: Managing complex utility and drainage connections by executing an extensive off-site sewer connection directly across Appledore Road. This required strict traffic management protocols and deep excavation expertise to integrate the new development seamlessly into the existing regional network.
  • Section 278 (S278) Highway Works: Implementation of vital off-site roadworks. At this initial stage, our team expertly constructed and installed the main access bellmouth, ensuring safe entry and exit for construction traffic while preparing the junction for full completion upon S278 engrossment.
  • Section 38 (S38) Roads and Footpaths: Construction of all new adoptable carriageways and footpaths. Every element of the highway network was built to the exacting standards and specifications of the local highway authority, ensuring a smooth handover for future public adoption.
  • Section 104 (S104) Drainage Networks: Delivery of a complete underground water management strategy. This included installing all new adoptable foul water (FW) and surface water (SW) sewers to service the development reliably for decades to come.
  • Sustainable Drainage Systems (SuDS): Implementation of an environmentally considerate water management strategy. This included installing integrated SuDS features alongside the construction of highly engineered concrete headwalls and intricate pipework, controlling surface water runoff safely and preventing local flood risks.
  • Sports Pavilion Substructures and Parking: Beyond standard residential infrastructure, our team delivered the complete substructure package for a new community Sports Pavilion. Alongside the building foundations, we constructed the associated car parking area, providing valuable new amenities for the Tenterden community.
